Is It Better To Buy Or Build A House In Florida?

Are you on the hunt looking for a house in Florida? Whether you plan to buy or build a house, making this decision can be daunting. This involves a significant investment of time and money.

Buying a house has its clear advantage as you can move into your new home right away. On the other hand, building a house allows for customization according to your specific needs and preferences. In this article, we will objectively analyze the advantages and disadvantages of each option, helping you determine whether it is better to buy an existing home or embark on the journey of building your own.

Immediate Availability of a Home

When you buy a house in Florida, you can move in right away without waiting for the construction process to be completed. This is especially advantageous if you need a place to live immediately or if you want to take advantage of the current housing market. Homeownership offers stability and security compared to the fluctuating housing market.

Buying a house gives you control over your living situation, and you aren’t at the mercy of rising rental prices or eviction notices. Additionally, owning a home allows you to build equity over time instead of throwing money away on rent payments that don’t contribute towards ownership. With the potential for appreciation in value, your investment can grow over time.

Customization and Personalization

Buying a pre-built house may limit your interior design and architectural style options. By building your own home, you can choose every detail, from the layout of each room to the materials used for flooring and countertops. This allows you to create a space that perfectly suits your needs and showcases your personal style.

Customization is especially important when it comes to interior design. Whether you prefer a modern, minimalist aesthetic or a cozy, rustic feel, building your own home allows you to bring your vision to life. You can work with an interior designer or take on the task yourself, selecting every piece of furniture, artwork, and decor that will fill each room.

In addition to interior design, building a house in Florida allows you to choose the architectural style that best suits your taste. You can work closely with an architect or builder specializing in your desired style, ensuring that every aspect of your new home’s exterior matches your vision.

Potential Cost Savings

When considering long-term cost efficiency and savings — is it better to buy or build a house in Florida? Investing in a home is a financial decision and a long-term investment.

When you build a house from scratch, you can choose every detail according to your preferences and budget. This allows you to make cost-conscious decisions throughout the construction process. You can select more affordable materials or prioritize energy-efficient features that will help lower long-term maintenance costs.

A cost analysis of building versus buying a house in Florida reveals that building can offer significant savings over time. While purchasing an already-built home may seem convenient, it often comes with hidden expenses, such as repairs or renovations to align with your tastes. Additionally, you can save on utility bills for years by incorporating sustainable elements during construction, such as solar panels or efficient insulation systems.

Maintenance and Repairs

Keeping up with regular maintenance and repairs is essential to ensure your dream home in the Sunshine State remains a sanctuary. While it may seem like an added expense, investing in the upkeep of your Florida home can save you money in the long run. Here are three cost considerations to keep in mind when it comes to maintenance and repairs:

Preventive Maintenance

Regularly inspecting and maintaining your home’s systems and structures can help identify issues before they become major problems. This includes tasks such as checking for leaks, cleaning gutters, servicing HVAC systems, and inspecting the roof. By addressing minor issues early on, you can prevent them from turning into costly repairs down the line.

Weather-related Maintenance

Florida is known for its extreme weather conditions, including hurricanes and heavy rainfall. As a homeowner, you must invest in measures that protect your property from these elements. This may involve installing storm shutters or impact-resistant windows, reinforcing doors, or trimming trees near your house to reduce the risk of damage during storms.

Aging Infrastructure

If you’re considering buying an existing home in Florida, it’s important to assess its age and condition carefully. Older homes often require more extensive maintenance and repairs compared to newer constructions. Be prepared for expenses related to plumbing or electrical system updates, roof replacements, or foundation repairs.

Energy Efficiency and Modern Technology

Integrating energy-efficient appliances and modern technology advancements can transform your Florida home into a comfortable, cost-effective sanctuary. Smart home integration lets you control various aspects of your house, such as temperature, lighting, and security systems, with just a few taps on your smartphone or voice commands.  You can optimize energy usage by adjusting the temperature based on occupancy patterns.

  • You can significantly reduce electricity consumption while enjoying long-lasting illumination by installing energy-efficient lighting, such as LED bulbs.
  • Moreover, renewable energy options like solar panels are gaining popularity in Florida due to its abundant sunshine
  • Appliances with advanced features, such as dishwashers with sensors, are designed to perform more efficiently while providing convenience in everyday tasks.

Time and Effort

One must be prepared for potential time constraints when building a house. When it comes to putting in time and effort, which is better – buy or build a house in Florida?

The construction process can be lengthy and unpredictable. Delays due to weather conditions, permit issues, or unforeseen complications are not uncommon. From acquiring the land to completing the final touches, you should anticipate that building your own home will take months if not years. Weighing these factors against your desired timeframe and level of involvement is crucial when considering whether buying or building a house in Florida is better.

Is it Really Buy or Build a House?

Deciding whether to buy or build a house in Florida ultimately depends on your preferences and priorities. Buying a pre-existing home offers immediate availability and the opportunity to move in immediately. On the other hand, building a house provides the advantage of customization and personalization. This can be particularly appealing if you have specific needs or want a unique living space.

How Much Is A Builder’s Fee In Florida?

Are you planning to build a new home or undertake a construction project in Florida? If so, one important aspect you must consider is the builder’s fee. Understanding how much a builder’s fee typically costs in Florida can help you budget effectively and make informed decisions about your construction project.

The cost can vary depending on several factors, such as the size and complexity of your project, location, materials used, and the reputation and experience of the builder. In this article, we will provide you with an analytical and detailed overview of builder’s fees in Florida, including average costs, factors that can influence the fee, tips for negotiating a fair price, and additional costs to consider.

Average Costs of Builder’s Fees in Florida

These average costs give you an idea of what homeowners typically pay for a builder’s fee in Florida across various types of projects. Keep in mind that these numbers are just estimates, and actual fees may vary depending on individual circumstances and negotiations with your chosen builder.

However, knowing what homeowners in Florida typically pay for a builder’s fee is helpful. Here are some average costs you can expect:

  • Custom Home Construction

For custom home construction projects, builders in Florida generally charge a percentage-based fee. This fee is typically around 10-20% of the total construction cost. So if your dream home is estimated to cost $300,000 to build, you can anticipate paying a builder’s fee ranging from $30,000 to $60,000.

  • Renovations and Remodeling

If you plan on renovating or remodeling your existing home in Florida, builders usually charge a different fee structure. Instead of a percentage-based fee, they may charge based on the scope of work involved or provide an estimate for specific services rendered. On average, homeowners in Florida can expect to pay between $50 and $150 per square foot for renovations or remodeling projects.

  • Commercial Construction

Regarding commercial construction projects like office buildings or retail spaces in Florida, builders often use different pricing models than residential projects. The builder’s fee for commercial projects may be based on square footage or calculated as a percentage of the total construction budget. Generally, commercial builders’ fees could range from 5% to 15% of the project cost.

Factors that Can Influence the Builder’s Fee

Project complexity and size play a significant role when considering factors influencing a builder’s fee in Florida. Additionally, location and accessibility are important factors that can impact transportation costs and ease of construction. Lastly, a builder’s reputation and experience can also influence their fee, with highly reputable builders often charging higher fees due to their expertise and track record of successful projects.

Project Complexity and Size

When it comes to cost estimation for a builder’s fee, project complexity, and size play a significant role. The more complex and larger your project is, the higher the builder’s fee will likely be. This is because complex projects require more time, resources, and expertise to complete successfully. Additionally, larger projects often involve managing multiple subcontractors and coordinating various aspects of construction, which can increase costs.

A more complex or larger project may take longer to complete compared to a simpler or smaller one. Builders need to consider additional time for planning, design development, procurement of materials, and coordination with architects and engineers. All these factors contribute to an extended construction timeline which can result in higher costs due to increased labor and overhead expenses.

Location and Accessibility

The location and accessibility of your project will greatly impact the builder’s fee in sunny Florida. When considering the location, there are several factors to take into account:

  • Proximity to suppliers

If your project is located in an area far from suppliers, it may increase the builder’s fee. The cost of transporting materials and equipment can increase quickly, especially if multiple trips are required.

  • Site conditions

The condition of the site can also affect the builder’s fee. It can increase the overall cost if the site is difficult to access or requires additional work to prepare for construction, such as clearing trees or leveling uneven terrain.

  • Local regulations

Different areas in Florida may have different building codes and regulations that builders must adhere to. This means that a builder unfamiliar with these specific requirements may need to spend extra time researching and ensuring everything is up to code, which could result in higher fees.

Builder’s Reputation and Experience

Consider the builder’s reputation and experience carefully, as these factors can significantly impact their fees for your project in sunny Florida. Look for builders with a strong track record of successfully completing similar projects in the area. A builder with extensive experience in Florida will better understand local building codes, regulations, and permits, ultimately saving you time and money.

In addition to their qualifications, take the time to review the builder’s portfolio. This will give you an idea of their style and quality of workmanship. Look for examples that align with your vision for your project. A builder who has completed projects similar in scope and complexity to yours will likely be more efficient and effective at managing your construction process.

Negotiating a Fair Builder’s Fee

You can’t afford to overlook the importance of negotiating a fair builder’s fee in Florida – it could make or break your dream home. When it comes to negotiating a builder’s fee, there are several strategies you can employ to ensure that you are getting the best possible deal.

  • First, it’s essential to compare quotes from different builders to get an idea of the average cost in your area. This will give you a starting point for negotiations and help you determine what is reasonable.
  • Look for any discrepancies or additional costs that may not be immediately apparent. It’s also important to consider the reputation and experience of each builder when comparing quotes. A more experienced builder may have higher fees but could potentially save you money in the long run by avoiding costly mistakes.
  • When it comes time to negotiate with your chosen builder, be prepared to discuss specific aspects of the project that could impact costs. For example, if there are certain features or materials that you are willing to compromise on, this could potentially lower the overall fee.

Tips for Hiring a Reliable Builder

When considering the additional costs of hiring a builder in Florida, it is crucial to ensure that you find a reliable and trustworthy professional. Finding a reputable builder can make all the difference in the success and satisfaction of your construction project. It is essential to thoroughly research potential builders before making any commitments.

  • Look for builders with experience in the type of project you are undertaking and a proven track record of delivering high-quality work.
  • Online reviews, testimonials from previous clients, and word-of-mouth recommendations can provide valuable insights into their reputation.
  • A reputable builder should hold all necessary licenses the state and local authorities require. Additionally, they must have adequate insurance coverage to protect themselves and you in case of any accidents or damages during construction.
  • Inquire about their communication style and how they handle unexpected challenges or changes during construction. A good builder should be responsive, transparent, and able to adapt to unforeseen circumstances without compromising quality.

Conclusion

Understanding the builder’s fee in Florida is crucial for anyone considering construction or renovation projects. The average costs of builder’s fees vary depending on the scope and complexity of the project, ranging from 10% to 20% of the total construction cost. Factors such as location, project size, and builder experience can also influence the fee.

How to Choose the Right Sarasota Pool Builders

It’s no secret that a pool is one of the most exciting home upgrades you can make. The allure of a refreshing oasis right in your backyard, providing endless entertainment and relaxation, is hard to resist. However, choosing the right Sarasota pool builder is crucial to ensure your dream pool becomes a reality. With numerous options available, it’s essential to navigate through the sea of choices wisely.

In this article, we’ll guide you through the process of selecting the ideal Sarasota pool builders, considering factors such as experience, reputation, expertise, and customer satisfaction. So without further ado, let’s get started!

Understanding Your Pool Needs and Preferences

When you’re looking to build a pool, it’s essential first to understand your needs and preferences. Knowing what type of pool is best suited for your lifestyle, budget, and yard layout will help you define the right features for your home. Consider different types of pools – inground or above-ground; saltwater or chlorine-based; vinyl liner, fiberglass, or concrete – each offering advantages regarding design flexibility, cost, and maintenance requirements.

Additionally, think about the unique elements you want to be included in your pool – lighting options, waterfalls and fountains, spas, and fire pits can all make an impact on how enjoyable your backyard oasis becomes.

Lastly, factor in budget considerations and long-term costs associated with routine pool maintenance when choosing which materials and features are suitable for you. With these factors considered upfront, you’ll be better equipped to research reputable Sarasota pool builders who can turn your vision into reality.

Researching Reputable Sarasota Pool Builders

Now that you have a clear vision of your pool needs and preferences, it’s time to begin researching reputable Sarasota pool builders. Here are the following steps you should take into account:

  • Start by Searching for Local Companies Online: Look for an area in Sarasota pool builders through search engines or business directories.
  • Read Reviews and View Past Projects: Look for reviews and feedback from previous customers to understand the builder’s reputation. Many builders showcase their past projects on their websites or social media accounts, allowing you to see the quality of their work.
  • Ask For Recommendations: Reach out to neighbors, friends, or family members in the Sarasota area who have had pools built and ask for their recommendations. Personal referrals can be valuable in finding trustworthy builders.
  • Consider Customer Service: Pay attention to each builder’s level of customer service. Check their website for information on their customer support, or contact them directly with any questions or concerns you might have. Prompt and helpful communication is a good indicator of their commitment to customer satisfaction.
  • Visit Showrooms or Attend Virtual Meetings: Once you have narrowed down your choices, take the time to visit showrooms if available or attend virtual meetings hosted by pool builders. It will allow you to see their pool designs and materials and better understand their offerings.

Doing thorough research will ensure you’re educated when selecting a company that meets your budget and style requirements. After researching potential Sarasota pool builders, be sure to confirm licensure and insurance before signing any contracts.

Confirming Licensure and Insurance

Choosing the right Sarasota pool builders is an important task. Before settling on a contractor, it’s essential to confirm their licensure and insurance status. It secures that your project will be completed safely and according to local regulations. Here are three steps you should take:

  1. Verify with the appropriate agency in Florida that your prospective builder has all of the required certifications and licenses for building pools in Sarasota.
  2. Ask for proof of liability insurance from any pool contractors you consider hiring. Without this coverage, you may be liable for accidents or damage caused during construction.
  3. Check whether they have workers’ compensation insurance; without it, you could be held responsible if a worker sustains an injury while working onsite.

It is beneficial to do your due diligence when selecting Sarasota pool builders – taking these steps can save time and money by eluding costly mistakes or delays due to a lack of compliance with local codes. Researching potential candidates thoroughly up front helps ensure that your project moves smoothly from start to finish. Next, let’s look at comparing quotes and services among different contractors.

Comparing Quotes and Services

Comparing quotes and services is indeed crucial when selecting Sarasota pool builders. Here’s a breakdown of the steps involved in the comparison process:

  • Obtain Estimates: Reach out to each builder you are considering and request estimates for your pool construction project. Ensure the calculations are detailed, providing a breakdown of costs for materials, labor, and other relevant expenses.
  • Evaluate Inclusions: Carefully review what is included in each builder’s service package. Some key considerations include the type and quality of materials to be used, the scope of construction work, and any additional services provided. Pay attention to any exclusions or limitations mentioned in the estimates.
  • Additional Costs: Inquire about any potential additional costs that may arise beyond the initial estimate. For example, permits, excavation fees, or any unexpected expenses that might arise during the construction process. It’s important to understand these costs to avoid surprises later on clearly.
  • Service Offerings: Compare the services offered by each Sarasota pool builder. Some companies may offer a basic construction package, while others provide more comprehensive options encompassing design consultation, landscaping, or additional customization. Assess whether your specific requirements align with the services offered by each builder.
  • Extra Services: Determine if there are any additional services that you may require during or after the construction process. Some Sarasota pool builders may charge extra for pool maintenance, repair work, or equipment upgrades. Consider these potential expenses when evaluating the overall value provided by each builder.

By following these steps, you can effectively compare quotes and services offered by Sarasota pool builders, enabling you to make a knowledgeable decision based on factors such as cost, inclusions, services, responsibilities, and reputation specific to the Sarasota area.

Checking References and Reviews

Checking references and reviews is a crucial step when searching for Sarasota pool builders or any other service provider. Here’s a breakdown of the steps you can take to gather information:

  • Seek Recommendations

Start by asking friends, family, or acquaintances who have had a pool built in Sarasota for their recommendations. Their firsthand experiences can provide valuable insights into the quality of work and customer service different Sarasota pool builders offer.

  • Explore Online Review Sites

Look for reputable websites specializing in contractor reviews. Some popular platforms include Yelp, Angie’s List, Google My Business, and Houzz. Read through client testimonials and pay attention to overall ratings and feedback regarding workmanship and customer service quality.

  • Visit the Contractors’ Websites

Many pool builders showcase their completed projects on their websites. Take a look at their galleries or portfolios to see the pools they have constructed. This visual representation can help you assess their design aesthetics and construction capabilities.

  • Contact Potential Sarasota Pool Builders

Reach out to the pool builders you are considering and request references from their previous customers. Contact these references to inquire about their experience working with the Sarasota pool builders, the quality of the pool construction, and their overall satisfaction. That will give you firsthand information about the builder’s performance and reliability.

  • Inquire About Guarantees

Ask the potential Sarasota pool builders if they offer any guarantees or warranties for their work. A reputable pool builder should provide assurances if issues arise after the pool is installed. Understanding their policies regarding repairs or replacements will give you peace of mind.

Following these steps, you can gather valuable information about Sarasota pool builders, their reputation, and the quality of their work. This research will help you make an educated decision and select a reliable and reputable contractor for your pool project.

Making an Informed Decision

When selecting Sarasota pool builders, it’s essential to make an informed decision. A reputable pool construction company will have the experience and expertise necessary for the job. They should be able to provide quality workmanship and offer sound advice on various design elements of your project. They should also be knowledgeable in all aspects of pool installation and maintenance.

Before agreeing to hire, you must find out as much information as possible about a prospective contractor. Ask for their portfolio or references from previous clients to assess their skill level and professionalism. Also, review any online customer reviews, particularly those related to pool-building services in Sarasota. It will help you decide which builders best fit your needs and budget.

Once you have gathered enough background information, schedule a meeting with potential contractors where you can discuss more specific details such as pricing estimates for labor and materials costs; the timeline for completion; warranties offered; payment terms; safety measures taken during construction; and how they plan to address unforeseen issues if they arise during the project. By taking these steps, you’ll be sure to select trustworthy Sarasota pool builders who can bring your dream swimming pool to life!

The Bottom Line

Choosing a Sarasota pool builder can be a challenging task. To find the right company for your needs, you must do your due diligence and research to ensure they are qualified and reputable professionals. After researching potential builders, compare quotes and services offered and references and reviews from previous customers. How Long Does the Responsibility of a Home Builder for Defects Last

When it comes to procuring a new home, one of the most essential considerations for prospective buyers is the quality and longevity of the property. However, despite rigorous inspections and assurances, defects can sometimes arise after the completion of construction. In such cases, it becomes crucial to understand the builder’s liability and the duration they are responsible for addressing these issues.

In this blog post, we will scrutinize the vital question: How long is a home builder responsible for defects? By examining legal frameworks, warranty periods, and industry standards, we aim to shed light on this matter and empower homeowners with the knowledge they need to navigate potential challenges effectively.

Definition of ‘Defects’

Regarding home building, defects refer to any construction flaws, structural issues, design errors, or material faults not included in the plans. Defects can be caused by several things, such as improper installation procedures, inadequate materials used during construction, or failure to meet code requirements.

These flaws can significantly decrease the value and durability of a structure. In addition, they may even pose safety risks for their occupants. Therefore, a home builder must take great care when constructing a property to avoid any deficiencies due to their negligence or lack of attention to detail. That being mentioned, let us move on to discussing the responsibilities of a home builder when dealing with these kinds of problems.

Responsibilities of a Home Builder

A home builder is responsible for any construction defects in the building they have constructed. In addition, as part of their contractual agreement, they must provide warranty coverage against potential negligence claims resulting from such building defects. It includes a commitment to repair any issues identified during inspection or within the agreed-upon timeframe specified in the contract. Successful building constructions should adhere to these responsibilities, protecting the homeowner’s rights.

The responsibility of a home builder does not end when the project is completed and turned over to the owner. Instead, it extends beyond this point as long as the property has an active warranty. In some cases, this may mean up to 10 years, depending on what kind of materials were used and other factors related to the quality of workmanship provided by the builder.

A home builder must be mindful of all warranties associated with their projects and strive to ensure that necessary repairs are made promptly and correctly to protect both parties involved and maintain customer satisfaction. To do so requires close attention to detail throughout each step of the evaluation and repair process.

Evaluation and Repair Process

Evaluation and repair processes are crucial for a home builder to promptly address any defects in their construction work. By conducting inspections, assessing the identified issues, and carrying out necessary repairs, builders can ensure the quality and integrity of their projects. Here are four significant elements to consider in the evaluation and repair process:

  1. Thorough Inspection: A comprehensive evaluation of the completed construction should be conducted by an experienced contractor or building inspector. This inspection aims to identify any defects, structural issues, or poor workmanship in the project.
  1. Defect Identification and Assessment: Once the inspection is completed, all identified defects should be carefully assessed to determine their seriousness and potential impact on the property. This assessment helps prioritize repairs based on their urgency and impact on the overall quality of the structure.
  1. Timely Repairs: Repairing identified defects promptly is essential to prevent further harm or deterioration of the property. Delaying repairs can lead to more significant problems and potentially higher repair costs in the future. Therefore, a reasonable timeline should be established to address the repairs efficiently.
  1. Cost Considerations: The cost associated with repairs should be carefully evaluated to determine their feasibility and impact on the budget. Builders need to consider the financial implications of the repairs and make informed decisions to balance the quality of the project and their resources effectively.

By following these steps, a home builder can ensure that defects are identified, assessed, and repaired in a timely and efficient manner, contributing to homeowners’ overall quality and satisfaction. It’s also essential for homeowners to understand the statute of limitations on filing claims related to defects found during inspections conducted by their home builders. Knowing relevant local laws is crucial so that they don’t miss out on taking legal action if needed.

Statute of Limitations

The statute of limitations for construction defects varies from state to state, typically two to ten years. During this period, homeowners can file legal claims against builders or contractors for construction defects that cause injury or damage. Home warranties may cover certain defects beyond the typical statute of limitations.

Builders are responsible for honoring homeowner rights regarding construction defects, regardless of how much time has passed since the project’s completion. Homeowners should know their rights and consult with professionals, such as attorneys if they believe their rights have been violated.

To protect both parties, it is crucial to have clear contracts that specify the scope of work and liability for any issues that may arise during or after construction. It ensures that appropriate insurance coverage is in place and helps prevent conflicts before they occur, providing peace of mind for everyone involved.

Insurance Coverage for Defects

Regarding home builder insurance, various types of coverage are available to protect builders from liabilities arising from defects in their work. These insurance policies provide financial security and peace of mind, ensuring that builders and homeowners are protected in case of any issues. Here are four common types of insurance coverage for defects:

  • Homebuilder insurance

Homebuilders can obtain insurance coverage to protect themselves from liability arising from defects in their construction work. In addition, this insurance protects against certain liabilities related to the services provided by the homebuilder.

  • Defect Insurance

Homebuilder insurance often includes defect insurance, which covers damages caused by mistakes or omissions in the homebuilder’s workmanship. The coverage may consist of the costs of correcting defects and legal fees if necessary.

  • Builder warranty

In addition to insurance coverage, some home builders offer a warranty that outlines what will be covered and for how long after the completion of the work. This warranty provides additional protection for homeowners and builders by clarifying the responsibilities of each party in case of defects.

  • Financial security and dispute resolution

Having adequate defect coverage through a home builder insurance plan offers peace of mind and financial security by protecting against potential future claims. It also helps avoid costly disputes by clarifying defect liability issues. In addition, homeowners can rely on these resources when seeking legal options for potential defects or discrepancies during or after construction.

Having adequate insurance coverage for defects is crucial for homebuilders to safeguard their business operations and reputation. These policies protect builders and assure homeowners that any potential defects will be addressed, minimizing the risk of costly disputes and ensuring the completion of high-quality construction projects.

The Bottom Line

The answer to the crucial question “How Long is a home builder responsible for defects?” is vital for homeowners seeking legal recourse. While the duration varies by jurisdiction, consulting local laws and contract terms is essential. A home builder is generally responsible for defects during the statutory warranty period, typically one to ten years. However, timely action is paramount, as waiting beyond the prescribed timeframe may limit homeowners’ ability to seek redress.

How to Plan for Successful Commercial Building Constructions

Planning for successful commercial building constructions may be overwhelming for most people, especially if it’s their first time. There’s no doubt that it involves numerous tasks to accomplish, but the project’s success highly depends on several crucial factors from planning to execution.

In this article, you’ll learn the necessary steps you must take to ensure the success of your commercial building construction with the help of the leading commercial construction firm in Florida.

What Is Commercial Construction?

Commercial construction projects refer to private constructions involving building business structures for profit gain. This industry covers a range of construction projects. Some of the most common commercial building constructions are retail and grocery stores, shopping malls, restaurants, hotels, lodges, and even medical facilities and universities. Not all contractors specialize in all of these. So before hiring one, you must determine the specific industries they serve and their extensive knowledge in project development, commercial constructions, and the like.

5 Steps to Planning a Successful Commercial Building Construction

Commercial building constructions

1. Plan Your Construction Budget

Before starting a project, the most crucial factor would be the budget. One of the major reasons why construction projects fail is poor cost evaluation. To avoid it from happening, you must allocate a budget that will suffice the labor costs, construction materials, and all the fees you will need to cover to complete your building. Allotting around 5-10% of your budget as a contingency fund is an excellent practice in case anything happens budget-wise.

2. Choose the Right Commercial Construction Contractor

When you have decided on a budget, you must choose the right contractor for your project. Some contractors may only specialize in some sectors, while others cater to any construction project. So before hiring one, you must understand their knowledge and capabilities because you wouldn’t want your project to go down the drain with incompetent contractors. Keep in mind that your contractor is one of the most significant factors that can lead your project to success.

3. Work Out a Plan

Even though your contractor can handle the construction planning, you must work with them closely to ensure that they can put your needs or ideas into place the way they should be. Usually, you will work with the designer in creating your desired building, and you may end up with more than one draft until you achieve the perfect design you want.

4. Establish a Realistic Project Completion Date

Many building owners want their commercial projects to be completed as soon as possible. However, commercial building constructions take time to finish due to numerous factors, including large and heavy equipment, local permits, inspectors, and more. Also, you cannot expect a smooth sailing project all the time, especially if there are various factors you cannot control that may affect your deadline, like the weather. Establishing a realistic completion date is important because the standard of workmanship and the durability of the building may be compromised if you rush everything to meet an unrealistic deadline.

5. Have Clear, Constant Communication with Your Contractor

Effective communication is key to successful commercial building construction. You don’t want to encounter surprises along the way, especially if there are circumstances that may need your intervention to prevent major problems. One of the most effective methods you can do to communicate effectively with your contractor is having a single point of contact (SPOC).

Florida is among the seven states that do not charge individual income tax. In addition, estate and intangibles taxes are waived here, making it one of the best places for entrepreneurs and investors. Moreover, the state is 4th on the Tax Foundation’s 2021 Business Tax Climate Index. The cost of living in Florida is also relatively lower than most east coast states.

4. Strong Commercial Markets

Based on National Association of Realtors’s (NAR) 2021 Commercial Market Conditions Index Ranking, Florida has five cities with the strongest commercial markets. The index report was based on economic and demographic conditions, along with commercial market indicators.

Below are the Florida cities with the strongest commercial market conditions in the second quarter of 2021:

Choosing the Right AC for Your Home

Homes and their air conditioners need to be fitted properly. We’re not just talking about having an air conditioner sized correctly for the volume of air in your home. We’re talking about choosing the right model, a system with high efficiency ratings, and also a unit that’s going to last for a long time. Your money should go a long way in this industry, and that’s what we’re here to help you with.

If you’re a prospective AC owner, or perhaps a new homeowner who is looking into purchasing an AC installation in Sarasota, FL, then you’re in the right place. We’re concerned with getting homeowners the right unit for their home, which depends on a variety of factors they need to consider. You should consider the location of your home, the relative humidity of your home, and even the layout of the rooms in your home. We’ll help you choose the right air conditioner.

Central Air Conditioners

Central air conditioners are the gold standard of AC systems. They work incredibly well, they’re getting more efficient every year, and they’re some of the most affordable units on the market. That makes them winners in almost every category.

If you just want a standard AC system to cool your entire home, then this is the unit for you.

Choosing the Right AC for Your Home

Heat Pumps

Heat pumps are wonderful for new homeowners or for people in our area who need a cooling system that can also work as a heating system. Heat pumps can run in reverse, which means they can draw in heat from the outside and disperse it indoors so you get adequate heating at an affordable rate.

Switch between heating and cooling modes at the flip of a switch and have your entire home comfortable in just a few minutes with a heat pump.

Ductless Mini Splits

If you don’t have ductwork, you’re not out of luck. In fact, you might be in luck, because ductless mini splits are powerful and efficient HVAC systems that can both heat and cool your home for the entire year. These units can also be placed strategically around your home so that they cool specific homes to your comfort standards.

Ductless mini splits might have a higher price tag than other heating and cooling systems on the market, but they make up for it in versatility and energy efficiency!

Things to Consider

Not every system is going to be a good choice for every home. For starters, if your home deals with a lot of humidity, then no matter which model you choose, you’re going to run into a few more problems than you would otherwise. Try coupling your air conditioner with a dehumidifier for maximized results, so your AC can focus on cooling and your dehumidifier can remove the moisture out of the air that would otherwise bog down your air conditioner.

Likewise, it’s important to think about the positioning of your rooms. If you’ve got one large, open living room with a loft, for instance, a central air conditioner might be more effective at keeping your home cool than several ductless mini splits all trying to work hard at cooling this space.

Why not call today to have an assessment done so we can discuss which solution is right for you!

You Should Know These Sarasota-Manatee Neighborhoods

Whatever your passion, we guarantee you’ll find a neighborhood in the Sarasota-Manatee area where you can pursue it.

We’ve always been a town obsessed with Sarasota real estate. However, in this year’s climate of lockdowns and chaos, our homes are more critical than ever. They’re havens of comfort and protection, outlets for our restless do-it-yourself energy, and wise investments during this time of historically low mortgage rates.

Here’s our guide to finding the ideal neighborhood for you in Sarasota or Bradenton, as well as a, peek at who’s buying in this booming real estate market and the year’s top sales.

Are you a newcomer to Florida looking to make new friends and see the sights? Do you yearn for the serenity of the great outdoors? Is it important to you to step outside your door and into the hustle and bustle of city life? (Relatively speaking; we’re not in New York City.) Are you a boater? Are you a birder? Are you a cyclist? Whatever your passion, we guarantee you’ll find a neighborhood in the Sarasota-Manatee area where you can pursue it.

To get you started, here are 26 fantastic neighborhoods.

Longboat Key is ideal for island hoppers.

This barrier island, which was once a winter refuge for retired Midwest CEOs, exploded after younger one-percenters discovered they could conduct business from anywhere using their laptop computers. Fashion designer Michael Kors created a stir in 2014 when he bought two large Gulf-front lots for $6 million for his summer retreat. Ohana, a Polynesian-inspired family compound on the market for six years, sold for $11.4 million in 2019. This summer, a Gulf-front estate on the north end of the key sold for $13 million plus $1, breaking Sarasota County’s all-time residential MLS selling record by that dollar. When “Serenissima,” a $19.75 million listing, closes at the end of the year, the record will be broken. Pre-construction prices for The Residences at St. Regis, a 69-condo complex on the site of the late, beloved Colony Beach and Tennis Resort, range from $2 million to $10 million.

Casey Key

This lush tropical nine-mile-long island is separated from the mainland by a historic swing bridge, that has been one of the area’s most exclusive and attractive enclaves, with affluent homeowners flying their private jets in and out of Venice Airport. This is the place to be if you want to live next door to author Stephen King. The most expensive properties are those with an acre or more of land between the Gulf and the Bay; a flurry of sales this summer was in the $1.5 million to $5.7 million range. Last December, Casey Key sold “Villa de Paradiso,” a gated Mediterranean estate with 200 feet of Gulf frontage, for $8.75 million, the highest selling price in ten years.

Siesta Key, a small island off the coast of Florida

Forget about the notorious MTV “reality” show with the same title. Siesta Key is laid-back and family-friendly, with a constant sense of vacation thanks to its vibrant Village restaurant scene and world-class beaches. (Siesta Beach has twice been designated the best beach in the United States.) Siesta Key is a popular landing spot for visitors to Sarasota because it is more eclectic and affordable than the other barrier islands in the region. Prices range from the low $400,000s for a one-bedroom beachfront condo in the Palm Bay Club to the $10.5 million for a waterfront mansion on Flamingo Road, the key’s second-highest selling ever.

Anna Maria is a city in the state of Florida.

This small town on Anna Maria Island’s northern tip, with a full-time population of 1,800, is known for its beachy ambiance, but it isn’t trapped in time. Many modest 1960s-era concrete-block dwellings have been purchased by developers and converted into multi-story mega vacation rental homes in the last decade. Nearly 70% of homeowners now rent their homes out. This means a steady stream of weeklong tourists who ride their bikes down scenic Pine Avenue to shop, dine, and stroll down to the city pier. All of this enchantment comes at a price: In 2018, the city was named to Zillow’s list of 24 U.S. cities with a $1 million median home price.

Multiple Esplanade Communities

Esplanade communities—Esplanade at Siesta Key, Palmer Ranch, Artisan Lakes in Palmetto, and two great areas in Lakewood Ranch: Esplanade Golf & Country Club and Esplanade at Azario—national homebuilder Taylor Morrison hit on a winning recipe. Thousands of new homes are available as a result of their collaboration. They have large, bright clubhouses with resort-style pools, fitness centers, and other facilities, like on-site activities directors, much like the many other active adult communities springing up across the country.

Lakewood Ranch’s Waterside

It’s difficult to choose the best neighborhood in this city-sized master-planned community because there are so many. The Waterside Place village center is one of the reasons the Ranch’s newest village, Waterside, stands out. Waterside broke ground in 2017 and will ultimately have 5,144 homes. With offices, stores, restaurants, and an eight-acre park on a small island accessible by a pedestrian bridge, it will offer a spot for people to meet and mingle. There will be a farmers’ market and other community-building activities. The Players Centre for Performing Arts will also build a new theater complex in this location.

Heritage Harbour is a UNESCO World Heritage Site

A public 18-hole Heritage Harbour Golf Club and Stoneybrook Golf and Country Club, as well as the massive private 27-hole River Strand Golf and Country Club, this developed master-planned Bradenton community on the south shore of the nature-filled Manatee River, is a golfer’s paradise. Baseball diamonds, walking paths, a playground, and a lake pier can be found in the community’s Central Park. Did we note that this is where the region’s second Costco opened last year?

Wellen Park’s Renaissance

Wellen Park, previously known as “The West Villages”, is rapidly growing in south Sarasota County, and was recently named the country’s third best-selling multigenerational master-planned city. Wellen Park is a major development with a population of 60,000 people expected. Currently, nine large-scale neighborhoods are under construction. Mattamy Homes’ Renaissance is one of them, with low-maintenance villas and single-family homes as well as, yes, resort-style facilities. Baseball fans will rejoice because it is close to the new CoolToday Park, the Atlanta Braves’ spring training home.

Southside Village is a great place for families.

Florida families flock to this long-established West of Trail neighborhood because of the diverse mix of homes on tree-lined streets, which includes bungalows, classic Florida ranches, and contemporary white-box residences. Its location is ideal for getting to downtown Sarasota, the bay, and the beaches, but the real draw is Southside Elementary School, which is regarded as one of the best public schools in the region. It also doesn’t hurt that Southside Village, with its boutiques and restaurants, as well as Morton’s Gourmet Market, is right in the middle of it all.

The Palmetto Area

With this Neal Communities initiative, we’re putting Wellen Park back on the list because of its many facilities, which include an adventure playground, resort pool, fitness center, biking, walking paths, basketball, bocce, and volleyball courts. A real estate agent told us, “I showed a home to a woman with twin 9-year-old boys.” “They looked around at the basketball court, doggie park, water slide, and hiking trails, and one of them said to his mother, ‘Mommy, this is everything a boy might ask for.’” Taylor Ranch Elementary is close by, and Grand Palm is part of the Venice Middle School district. There will be 2,000 attached villas and single-family homes when completed, with prices starting at $287,000.

Lakewood Ranch’s Mallory Park

The 28 “villages” that make up the massive master-planned Lakewood Ranch (18,000 homes and counting) are a haven for families, maybe none more so than this DiVosta neighborhood of single-family homes and townhomes. Its pool and sports courts, as well as its proximity to Bob Gardner Park, A-rated Gullett Elementary, and the brand-new Dr. Mona Jain Middle School, are all appealing. It’s also reasonably priced, with rates starting at $254,000.

McClellan Park is a must-see for history buffs.

Many 1920s cottages have been extended and renovated to upscale standards in this leafy West of Trail neighborhood off South Orange Avenue, whose streets—Mietaw, Wewa, and Illehaw—are named for the Calusa Indians who originally lived here. There’s still a lot of newer construction. The broad range of prices, which range from the $500,000s to over $3 million, reflects the diversity. The proximity of McClellan Park to the Southside Village dining and shopping district is a major plus; a linear pocket park leads residents straight to Morton’s Gourmet Market, a foodies’ paradise.

Sapphire Beaches

Sapphire Shores draws artists and arts administrators, a smattering of New College and Ringling College faculty, and empty nesters who have breathed new life into the grand old neighborhood, which is bordered by Sarasota Bay and some of Sarasota’s most significant educational and cultural institutions. The original deed restrictions in 1924-1925 required Mediterranean, Moroccan, or Italianate architectural styles, and all 13 of the original homes were built in those styles.

How to design a more luxurious outdoor Sarasota living space

One of the main reasons people live in Sarasota is for the freedom to spend much more time outdoors than our northern neighbors. If you have previously lived up north, you are determined to spend as much time as possible enjoying the lovely Sarasota weather. However, if your home lacks a well-designed outdoor living room, you can not be willing or motivated to spend as much time outdoors. We’ve compiled a list of ways to make a more comfortable outdoor living space to help you get enjoy your yard more and increase the equity in your Sarasota home.

Begin with a Well-Defined Strategy

Many of the photos of breathtaking outdoor rooms that you see on Pinterest, Instagram, and in magazines were not created by chance. All of them started with a well-thought-out strategy. If you’re working on a deck, porch, or patio, you can take a step back and decide what you want the room to be used for.

When planning their backyard, many people get caught up in a single detail, such as a deck or pool, and neglect to consider how those elements fit into the larger picture. You must also consider how each factor will communicate with the others, how much of your budget it will cost, and how it will affect the value of your house.

Speaking of budget, it is critical that you establish one from the start so that you can prioritize what improvements or changes you want to make to your outdoor living room. Even if you can’t afford, right now, to add all of your desired improvements right away, setting an overall project budget will keep you from getting carried away or overwhelmed by things that will distract you from your target.

TAKE UPKEEP AND Repairs INTO ACCOUNT.

If you’re like the majority people, you want to spend more time having fun and relaxing in your yard, so you’re looking to upgrade your outdoor living room. However, if you neglect to consider the requisite maintenance of these primary elements, you can end up doing the opposite.

Spas and Pools

That feeling of being able to jump into a beautiful sparkling clean pool on a steamy summer day or relax sore muscles after a hard workout is a wonderful feeling. The constant need to clean, chemical testing, and general maintenance
needed to keep your pool or spa enjoyable is not something most people want to do on a Saturday. Before you decide to install a pool or spa, make sure you are able to do the routine maintenance yourself or can afford to hire someone to do it for you.

Landscaping, Yards, and Gardens

Looking out your back door at a green, tropical landscape is a genuinely calming experience. Let’s face it: a dead, brown, dry yard isn’t exactly luxurious. A good garden often necessitates some forethought on your part. Be sure to choose specific plants that will work for your lifestyle. If you find peace and enjoyment in spending time in the garden, for example, choosing plants that need a lot of attention will be no problem. If you were not born with a green thumb, you may need to choose plants that grow without much care in a tropical environment or employ gardeners.

Screens and cages

Cages and screened-in porches have grown in popularity in Sarasota Florida because they allow you to spend time in your yard without being targeted by pesky bugs. However, if these handy enclosures are destroyed during hurricane season, they will cost you a pretty penny. Take the time, if at all necessary, to have your cage protected by your homeowner’s insurance. Otherwise, adding a cage or screened porch to your outdoor area is a great way to get more fun out of it when the bugs start to bite.

DO YOU INTENTION TO ENTERTAIN?
Do you enjoy entertaining friends, throwing barbecues, and hosting pool parties whenever you get the chance? Don’t forget to consider having an outdoor dining room, as well as an outdoor kitchen and bar, in your yard. Don’t stop at building a grill if you want to have a truly luxurious experience. To make it even simpler, some people want to add a door or window that leads directly from their kitchen to an outdoor bar or outdoor kitchen. Another common alternative is to install an outdoor wood-burning pizza oven.

DON’T FORGET ABOUT THE Winter MONTHS
While the weather in Florida is hot and sunny most of the year, there are a many weeks or even a few of months during the winter when temperatures drop significantly. Temperatures in the 40s have been recorded in the state’s southern half during this time. With this in mind, you should also think about adding a few luxury elements to your outdoor space that will help you to enjoy the cooler months. Two common choices are a fireplace or a fire pit with built-in seating.

CONSIDER THE FUTURE
When you are in the exciting process of upgrading or improving your house, it is easy to get caught up in the present. You may be so focused on your current yard’s needs and priorities that you fail to realize how they may alter. If you have small children, for example, you may want plenty of space in your backyard for them to run around without shoes and play, or you may want to add a playground area. However, when they get older and are no longer able to do those things, the interests are likely to change. The more effort you put in in now to making your yard adaptable to various periods of life, the more fun and equity you will be able to reap in the long run.

HOW TO PURCHASE A NEW BACKYARD
Adding a new pool, spa, screened porch, and amenities such as an outdoor kitchen can quickly add up in cost. While these things would most likely increase the resale value of your house, you may not have enough spare cash to make these improvements right now. Many people want to pay for their lavish new yard by taking out a home equity line of credit. Before making this step, check with your local real estate agent and financial advisor to ensure that you are not impersonating yourself.

If going through the hassle of having a loan just to build your backyard doesn’t make sense, you may want to rethink upgrading your current home entirely. In certain instances, it would be more cost-effective for you to move into a new home that has all or most of the amazing features you want in your backyard. Many of the features discussed in this article can be discussed with The Vision Group and Mike Padgett.
